As summer winds down and we head toward fall, the Central Texas real estate market is giving buyers and sellers something we haven’t seen consistently in a while: steady, positive momentum without the frenzy.
According to the July 2026 Central Texas Housing Report from Unlock MLS, closed sales, pending sales, median prices, and total sales volume all increased year-over-year across the Austin–Round Rock–San Marcos metro. At the same time, available inventory declined compared with July 2025. (UnlockMLS)

- Median Sales Price: $435,000 — up 1.0%
- Closed Sales: 2,739 — up 4.4%
- Pending Sales: 2,833 — up 4.1%
- Sales Dollar Volume: $1.60 billion — up 6.9%
- New Listings: 4,280 — down 2.8%
- Active Listings: 13,796 — down 9.9%
- Months of Inventory: 4.7 months — down 1.1 months
- Average Days on Market: 63 days — just one day longer
- Average Close-to-List Price: 93.7%, compared with 93.0% last July

Summer 2026 Brought Buyers Back
One of the biggest stories of 2026 has been the return of buyer activity.
At the halfway point of the year, closed sales across the Austin metro were already 4.8% higher than during the first half of 2025, while pending sales were up 9.8%. July continued that trend with another year-over-year increase in both closed and pending transactions. (UnlockMLS)
That doesn't mean we've returned to the bidding-war environment of a few years ago—and that's not necessarily a bad thing.
Instead, Central Texas appears to be settling into a more balanced market where buyers have time to evaluate their options and sellers need to be thoughtful about pricing, presentation, and marketing.
What Does This Mean for Fall Buyers?
Fall can be an overlooked opportunity for Central Texas buyers.
With 4.7 months of inventory in July and homes averaging 63 days on the market, many buyers have more breathing room than they did during the ultra-competitive markets of previous years. If you've been waiting on the sidelines, this fall may be worth another look. Depending on the home and neighborhood, buyers may have opportunities to negotiate price, closing costs, repairs, rate-related concessions or other terms.
The key is remembering that Central Texas isn't one single market. Conditions can look very different from Austin to Round Rock, Georgetown, Cedar Park, Pflugerville, Bastrop, Buda, Kyle and the surrounding communities.

The July numbers contain encouraging news for homeowners as well.
The metro median sales price increased slightly to $435,000, closed sales rose 4.4%, and total sales volume increased 6.9% compared with July 2025. Buyers are clearly still making moves. (UnlockMLS)
But today's buyer is also more selective.
With the average home selling for 93.7% of its original list price, simply putting a home on the market at an ambitious price and waiting for an offer isn't the best strategy. Sellers heading into the fall market should focus on accurate pricing, strong photography, thoughtful preparation and a marketing plan designed to make their property stand out.
The first few weeks on the market matter. A home that enters the market positioned correctly can have a very different experience from one that has to chase the market through repeated price reductions.
