Homestead Exemption Filing Changes for 2022 & Beyond
Effective for all of Texas as of January 1, 2022, a Buyer may file for a homestead exemption immediately after closing if the Seller did not have a homestead exemption on the property for the current tax year.
Important Details to Remember
- Update Your ID: You must first update your Texas Driver License and Vehicle Registration to your new home address before applying.
- One-Time Filing: You generally only have to apply once—not annually. However, a new state law now requires appraisal districts to verify eligibility at least once every five years, so keep an eye out for verification mailers.
- It is FREE: Applying for the Homestead Exemption is free. Please don’t fall for the "Homestead Recording Service" solicitations you will likely receive in the mail. These are scams charging fees for a service you can do yourself in minutes.
Significant New Benefits for 2026
Thanks to recent constitutional amendments, the benefits of the Homestead Exemption have grown substantially:
- Increased Exemption: For the 2026 tax year, the mandatory school district homestead exemption has increased to $140,000 (up from $100,000 in 2023).
- The 10% Cap: The exemption caps the maximum amount by which the County can increase your taxable valuation at 10% annually. Note: This cap typically takes effect the year after you first receive the exemption.
- Senior/Disabled Boost: Homeowners age 65 or older or those with disabilities now receive an additional $60,000 school district exemption, bringing their total potential school tax exemption to $200,000.
